ACS International School Cobham, required additional teaching spaces to accommodate an influx of new students. Heywood House was identified as a suitable building, but having previously been used as an administrative space, it needed extensive upgrades to make it suitable for classroom use.
The building's Grade II listed status made the project more complex. The architectural and historical elements, such as cornicing and period features, had to be preserved while implementing contemporary upgrades including WCs, safety and acoustic measures. We worked closely with a heritage consultant to navigate these requirements.
The works were intricate and complicated, with a tight timescale to finish in time for the next school year intake. We were able to encompass additional scope within the same programme by carefully reviewing phasing and mitigation measures with the contractor. At one point the contractor had suggested a 7-week delay to the project due to additional scope, however the team worked with the contractor to mitigate this and bring it into completion for the original date.

Establishing a reliable budget was a top priority. We performed detailed cost analysis early in the project to ensure the financial feasibility of the refurbishment, making room for unexpected costs associated with heritage constraints.
Leading the Tended Process
The QS team developed a comprehensive tender strategy, selecting contractors who offered the best value without compromising on quality or schedule. This step was critical to securing experienced heritage specialists.
On-Site Coordination
The CA team provided hands-on management, regularly visiting the site and coordinating with various contractors and specialists to prevent delays.
